WHAT YOU NEED TO KNOW ABOUT LLC'S AND WHY DEVELOPERS FORM THEM
LLC's (Limited Liability Company) are formed by developers as a "possibility that dirty money is being put into luxury real estate". Forming this entity structure has the benefit of protecting its members from personal liability. Those making claims against the LLC while it is in existence, will generally find that while they may have claims against the LLC, they cannot bring an action against the member or members of the LLC.
It is common practice for developers to have a separate limited liability company for each property owned and that is not engaged in any other business activity.
Developers use this as a tool to mask their identity because more often than not, they have conducted themselves inappropriately and done something wrong. The last thing they want is for the word to get out to the next neighborhood they seize.
Keep an eye out for recent sales in your neighborhood. Learn who purchased the property. Look up the LLC and do some investigating as to when it was formed, if at all. You may find they haven't even registered their LLC making the purchase of property illegal; especially if they have purchased multiple properties.

LADBS requires OWNER/BUILDER applicants to fill out this form to be signed and submitted before the issuing of any permits. Contractors are pulling OWNER/BUILDER Permits telling the city they intend to live in the house they are building; very well knowing these McMansions are immediately put on the market, or even used as an Air B and B.
Between 2013 and 2016 LADBS issued more than 192 permits in zip code 91423 to contractors whose license had expired in the year 2000.
LADBS also continues to issues permits under a "remodel" permit, while their plot plans clearly indicate demolition of existing structures.
